Conyers to hold town hall meeting on mixed-use zoning district

The city of Conyers released this map showing the proposed 424-acre mixed-use district that is geared to spur economic development. The city plans to hold two town hall meetings — tonight at 6:30 p.m. and on Oct. 11 — before the proposal goes to the Conyers-Rockdale Planning Commission for consideration on Nov. 10. The area received an Opportunity Zone designation in January from the Georgia Department of Community Affairs. Under the designation, new businesses and businesses that add employees may receive a tax credit.

CONYERS -- The city of Conyers will hold the first of two town hall meetings tonight on the proposed rezoning of 424 acres of commercial and residential areas to a Mixed-Use Development district.

The town hall meeting will be held 6:30 to 8:30 p.m. today in the City Council chambers on the second floor of the Conyers Police Department, located at 1194 Scott St. City planners will be available to discuss the rezoning of an area that runs north of Interstate 20 up to Green Street and between Ga. Highway 138 and West Avenue commercial district.

City planners and elected officials have looked at ways to spur economic development in the area for over a year. The area includes older neighborhoods of modest homes and retail areas that have not seen any major redevelopment in years.

The recent economic downturn has added to blight in some parts of the area that caused the city to purchase property in order to tear down dilapidated structures.

The Georgia Department of Community Affairs granted Conyers an Opportunity Zone designation for an area in January that targets redevelopment. Under the designation, new businesses and businesses that add employees can take advantage of a tax credit.

The proposed zoning included changes to Townhouse district for single families, Multi-Family Residential zone and Village Design district, along with the Mixed-Use and Opportunity zones.

City planners hope the new zoning district will revive residential development by setting new standards on a structure's appearance as well as code standards.

A second town hall meeting is planned for 6:30 to 8:30 p.m. Tuesday, Oct. 11, also at City Council chambers. There will also be two public hearings on the rezoning. The Conyers-Rockdale Planning Commission will take up the measure at 7 p.m. Thursday, Nov. 10. The Conyers City Council will hold a public hearing at 7 p.m. Wednesday, Nov. 16, and will take a vote on the rezoning that night.
