Property management business specializes in home rentals

Though the real estate market continues to limp along, former home builder Roger Snow is managing to make a living off of it. Only today he doesn't build new houses, he rents out existing ones.

He and his wife Lisa Snow operate Property Management Complete, a Covington-based business which rents out primarily private residences.

"We had to reinvent ourselves as the market went down," Roger Snow said. "We've been here for about three years but it's taken some time to get everything in place."

Snow said many homeowners must move for employment or retirement purposes, despite the poor housing market. Because the real estate market is so depressed, they can't sell their homes for what they were worth at purchase, much less sell the houses for a profit.

"It's a hard time to sell a house, unless you're giving it away," Snow said.

Rather than lose money selling their homes or letting them sit vacant, some homeowners choose to rent out their houses. PMC gives homeowners the option of renting out their residences without the daily hassle of being a landlord.

"The owner doesn't have to be involved," Snow said.

Some of his 40 homeowners, mostly with houses in Rockdale and Newton counties, live in other states and countries. PMC collects the rent and handles the details of renting a property, and the homeowners pay PMC a fee for the service.

Snow's connection to real estate goes back to the 1970s when his stepfather ran a plastering and stucco business in Rockdale County.

Snow began his own home building business, Snow Construction, in the mid-1990s. He also dabbled in property management -- buying, selling and swapping homes -- which turned out to be helpful experience for his current business.

Snow said he is licensed as a real estate agent, contractor and insurance adjustor.

"As far as property, we can do just about anything," he said.

Snow said about 95 percent of his business is private home rentals which range in monthly rent from $800 to $2,400.

Today's renters have changed a lot with the crash of the housing market, Snow said. Some clients are former homeowners who have lost their homes to foreclosure. Others are professionals whose schedules prohibit a home purchase.

"We have surgeons right now that are renting. They don't want to take the time to look for a house," Snow said.

Snow said his business strives to serve clients fairly, no matter the circumstances.

"In the final end, how you treat people is what matters. I treat people like I would want to be treated," Snow said.
