PORTERDALE - The planning process is nearly complete for construction of a Family Dollar store on Crowell Road near the intersection with Ga. Highway 81. Groundbreaking for the store is expected by the end of the year, with the store to open sometime in 2009, according to Eric Leineweber, development partner with Twin Rivers Capital in Charleston, S.C.
Leineweber said the 9,180-square-foot store will be constructed on land Twin Rivers is purchasing from Porterdale resident Gary Curtis. The store will be owned by Twin Rivers Capital and leased to Family Dollar.
Porterdale City Manager Tom Fox said the store will face Crowell Road on property located just behind the Shell gas station at the intersection of Crowell and Highway 81. Fox said a brick house stands on the property.
Leineweber said construction of this particular Family Dollar store will incorporate some "architectural embellishments to blend more with the city of Porterdale. It will not be a metal building; it will have brick on the two sides facing the roadway," he said.
Leineweber was at Porterdale's City Council September meeting to finalize details of an agreement with the city regarding access to the property. He said Friday that access plans to the Family Dollar parking lot will not interfere with future state Department of Transportation plans to improve the intersection.
"We're excited, and I think the city is as well," Leineweber said of the project. "We've worked with planning and the town council extensively so that (the store) will be something that will be a win-win for both parties and will blend well with all the renovations that are going on in Porterdale."
Twin Rivers is a real estate and development company that develops projects throughout the Southeast. Family Dollar operates more than 6,000 discount stores nationwide.
